💸 I almost lost this deal...


Hey Reader,

It's Grace here this week! Popping in to tell you a quick story about how two and a half years ago, I almost lost a deal when my hard money lender started dragging their feet...😑

I was trying to close on a BRRRR property, and my hard money lender suddenly started dragging their feet. You know that sinking feeling when a deal you’ve worked so hard on starts slipping away?

Yeah… that was me.

I had 24 hours to figure it out.

So I texted a private money lender I’d been talking to for about a year on Instagram. We’d stayed in touch - swapping updates, talking about deals, building that know-like-trust factor without any pressure.

When I told him the situation, I basically said,

“Hey, you’ve got 24 hours to decide if you want to lend $300K. Are you in or out?”

And guess what?

He wired the money within a day.

We signed all the documents, closed on time, and since then we’ve done three deals across two different states together. That moment taught me one of the biggest lessons in real estate:

👉 You don’t start building your private money relationships when you need them...

You start building them long before you ever do.
