How a FREE Yard Sign Brought Me A Deal 🏡

I just went under contract on my latest project, and I want to share not just the deal - but the powerful lesson it taught me about the power of FREE advertising for your business.

Not only is this my most exciting project to date, but this project actually came to ME. How crazy is that? Many of you know how much I push showcasing your real estate business - whether it's social media, a newsletter, an open house or in this case a simple yard sign!

So many of us treat our real estate business like it’s something we need to keep quiet, when really...we should be talking about it everywhere. Staying silent can mean missing out on deals that could’ve landed right in your inbox.

I’m building a triplex and my business partner put a yard sign in the front yard with his business name and phone number. (Pretty simple, right?)

Turns out that an agent saw this yard sign and called us about a similar lot being listed just one street behind my current build. And the best part? It was listed alongside a fixer upper. The agent saw the yard sign and figured we would be interested in the listings.

A few days later we had both the vacant lot and the fixer upper under contract! Because we were the first ones to hear about it and walk it, there weren’t any other offers for us to compete with.

This property is located in a really hip part of town and we’re looking at creating a really cool STR here. Picture a couple’s getaway with a hot tub, sauna, fire pit and more. We’re still doing our due diligence, but it’s been a long time since I have been this excited for a project!

So if you are reading this remember that it truly pays to talk about your business. And if you’re not a big fan of social media? You’ve still got options!

🏡 Host an open house at one of your projects and invite family, friends, neighbors, agents, and investors to see with their own two eye what you do.

📰 Send out a monthly or quarterly newsletter with updates about what you are working on and your vision for your business

🪧 Post a simple yard sign in your front yard advertising your services and watch as the leads pour in

🤝 Join a private community like The WIIRE Community membership

One way or another you need to be marketing your business so that you can get deals and opportunities coming to YOU.
